Program Overview

If your combined household income is between $34,731 and $62,120 you could qualify to lease a rent-stabilized apartment at one of Fetner’s high-rise luxury buildings. Eligible applicants will be selected on a first-come, first-served basis. The development was financed by The Low Income Housing Tax Credit Program under New York State Housing Finance Agency (NYSHFA).*

Q. What are the steps to apply?

Q. Who should apply?

A. Everyone who is within the income brackets! If your household income and size are within $34,731- $62,120 you could qualify.

Q. WHAT IS A HOUSEHOLD?

A. A household is everyone who will be living with you in the apartment, including parents and children.

Q. ARE THERE AMENITIES IN THE BUILDING INCLUDING A FITNESS CENTER AND LOUNGE?

A. Yes. You will be able to enjoy the fitness center and lounge for an additional membership fee.

Q. WHAT DOCUMENTS WILL I NEED IF I’M SELECTED?

A. Be prepared to present copies of recent years’ federal tax returns, recent pay stubs and copies of financial statements.

Q. WHAT INCOME SOURCES ARE CONSIDERED IN DETERMINING ELIGIBILITY?

A. Household earnings include salary, hourly wages, tips, Social Security, Child Support, Unemployment and other earned and unearned sources.

Q. HOW LONG WILL THE APPLICATION PROCESS TAKE?

A. The length of time depends on a number of factors. Some of the factors affecting the processing time are the total number of applications received and when your application is received.

Q. WHEN CAN I MOVE INTO THE APARTMENT?

A. The waiting list is currently open to fill vacant studio and 1 bedroom apartments and for future vacancies as they become available.

Q. DO I HAVE TO PAY A BROKER FEE?

A. No. Broker’s fees or application fees are not permitted for these apartments.

Q. WHY DO I HAVE TO PROVIDE SUCH DETAILED INFORMATION ABOUT MY FINANCES?

A. It is important that apartments be rented to residents who qualify under the program. In order to ensure fairness to all applicants, the owner needs to certify that an applicant’s income falls within the income guidelines. All information is confidential and will be treated with the utmost discretion. It will only be used to determine eligibility and will not be shared with anyone.
